Renovation for rental & holiday homes — renovate only what pays back

Bedroom, studio apartment in Address after full renovation

A renovation for a rental flat should make financial sense. FitOut Studio renovates older Dubai apartments for long-term letting and holiday homes, and starts from one question: which works will pay back through rent, occupancy and lower maintenance, and which will not? We recommend the first and tell you plainly about the second.

Who it is for

  • Landlords with a flat between tenancies that needs to let faster or for a better rent.
  • Investors with one or several units who want durable, repeatable finishes. If you are still choosing what to buy, our sister company WiseView advises investors on Dubai property.
  • Holiday-home owners preparing a flat for guests and listing photos.
  • Owners abroad who need a contractor that handles approvals, works and handover, with decisions on record.

The payback logic in four points

  1. Count the full cost: the renovation plus the income lost while the flat is empty.
  2. Count the gains you can defend: rent or nightly rate, fewer vacant days, fewer repair call-outs. Resale is a bonus, not the base case.
  3. Time it for a vacancy: in Dubai, rent increases on renewal are capped by the RERA Rent Index rules, so the value of a renovation is mostly captured at a new tenancy.
  4. Spend where it is seen and used: kitchen, bathroom, flooring, paint, lighting and AC, not bespoke finishes the rent will not recover.

We have found no reliable public figure for Dubai that isolates how much renovation alone adds to rent, so we do not promise an uplift. We help you run the numbers with your own inputs. The full reasoning, with a worked example, is in our guide to what pays back when renovating for rent.

What we look at in a survey

  • Condition: what is worn, what still works, what can be kept.
  • What renters and guests notice: kitchen, bathroom, floors, light, storage, AC noise and performance.
  • Building rules and the NOC: working hours, permitted works, and for holiday homes whether short-term letting is allowed.
  • MEP risk: water pipes, wiring, AC and wet-area waterproofing, so new finishes do not go over old problems.

Standard solutions

For rentals we work from standard specifications: washable paint in one palette, hard-wearing floors, quartz or compact worktops, thermostatic mixers, LED lighting and durable hardware. Standard choices mean spares on the shelf, faster turnaround between tenants and consistent photos. See standard renovation solutions for rental apartments.

How the work runs

  1. Survey: the flat, the building rules and your letting plans.
  2. Payback-focused scope with options: refresh, targeted upgrade or full renovation, with what each is meant to achieve.
  3. Itemised estimate: scope, quantities, provisional items, allowances and exclusions in AED, so you can see where the money goes.
  4. NOC and approvals: every applicable building NOC and authority permit defined up front. Approvals are never assumed.
  5. Works: with evidence at each stage and changes recorded.
  6. Handover: a clean flat ready for photos and letting.

What we will tell you not to do

  • Move the kitchen or bathrooms in a rental unless there is a strong reason.
  • Pay for premium or bespoke finishes the rent will not recover.
  • Choose fragile, high-gloss or hard-to-replace materials for a high-turnover flat.
  • Renovate mid-tenancy expecting a higher rent at renewal.
  • Furnish for short-term letting before checking that the building and DET rules allow it.

FAQ

Can you work with the flat while I am abroad?

Yes. We handle the survey, approvals, works and handover, and keep decisions and changes on record so you can follow progress remotely.

Do you guarantee a higher rent after renovation?

No. Rent depends on the building, location and market as well as condition. We focus the scope on what is most likely to pay back and show you the reasoning.

Do I need a NOC for a refresh?

Most buildings require a written NOC before any work starts, even cosmetic work. Requirements vary by building; we define them up front.

Can you prepare a flat for a holiday-home permit?

We can renovate and prepare the flat with DET requirements in mind. The holiday-home permit itself is issued by DET to the owner or operator, and the building or developer may need to give a NOC. Once the flat is ready, Stayluxx can manage it as a holiday home.

Send us the flat’s details and how you plan to let it, and we will tell you what is worth doing. Contact FitOut Studio.
